1. Platform Role & How It Works

This platform is operated by SKF Multi Solutions, LLC, doing business as OTLHub (“Company”, “we,” “us,” or “our”). This platform is a subscription-based real estate marketplace designed to facilitate communication and connection between/among:

  • Homeowners, sellers, or property owners.
  • Buyers and investors.
  • Licensed real estate professionals (Realtors).
  • Ancillary real estate services (Title Company, Home Inspector, Appraiser, etc.).

Important:

  • The platform does not act as a real estate broker, agent, lender, or financial advisor.
  • The platform does not negotiate, structure, or execute real estate transactions.
  • All negotiations, contracts, and leaseback arrangements are conducted independently by users and/or their chosen professionals.
  • Participation in this platform is voluntary, and use of the platform does not guarantee any outcome, including property sale, leaseback, or investment return.

2. General Disclaimers

  • This platform is not a foreclosure rescue service.
  • We do not provide legal, tax, or financial advice.
  • Users are encouraged to consult licensed professionals for all real estate, financial, and legal matters.
  • Any participation is voluntary, and no results or outcomes are guaranteed.

3. Realtor-Specific Disclaimers

Independent Professionals

All real estate agents and brokers using this platform are independent licensed professionals. They are not employees, partners, representatives, or agents of the platform. The platform does not supervise, control, or direct their activities and is not responsible for their performance.

No Endorsement or Ranking

The platform does not recommend, endorse, or guarantee any real estate professional. Any decision to engage a professional is made solely by the user.

No Commission or Referral Fees

The platform does not receive commissions, referral fees, or transaction-based compensation from any real estate transaction. Realtors pay a flat subscription fee for platform access and advertising only.

4. Realtor Conduct Acknowledgment

When signing up as a real estate professional, you may be required to acknowledge that you understand you are a licensed real estate professional acting independently and that any representation, negotiation, or fiduciary duties arise solely between yourself and your client, not the platform.

5. User Responsibilities

By using this platform, users agree to:

  • Provide accurate and complete information.
  • Conduct their own independent due diligence.
  • Seek advice from licensed real estate, legal, and financial professionals.
  • Comply with all applicable laws and regulations.
  • Use the platform in good faith.

6. Limitation of Liability

To the maximum extent permitted by law, the platform is not liable for:

  • Actions taken by users, investors, or Realtors.
